Because there is no single figure. The legislation defines three tiers, and which tier a property falls into is determined by its location and its legal status. For this reason Avla provides written threshold confirmation for every project in the portfolio at the offer stage.
On the €250,000 route there is no floor-area requirement; in return, more than one independent residential unit may not be created on the same title, and the property may not be let on a short-term basis (daily/weekly) for 5 years.

Ano Glyfada is the inland, elevated part of Glyfada, roughly 15 km south of central Athens on the coastal corridor. The neighbourhood is low-rise and residential, laid out on the slopes below Hymettus, with the commercial centre of Glyfada a short drive downhill.
The tram runs the length of the coastal road into central Athens; the Elliniko metro station on Line 2 is a few minutes away by car and reaches Syntagma directly. Athens International Airport is roughly 25–30 minutes by road.
The tenant base is domestic professional and family, on annual contracts, supplemented by relocating expatriates. This is not a short-let market and does not depend on the summer season.

The units here are small. That is deliberate — a compact unit in an improving location is the cleanest way to hold a position in the regeneration corridor at this budget.

Neo Faliro sits at the hinge between Piraeus and the start of the Riviera, next to the Faliro coastal park and the Stavros Niarchos cultural complex. It is one of the few points in Athens where two rail systems and the coastal road meet.
The two-bedroom layouts at the upper end of the range are the practical option here for someone who may want to occupy the property personally for part of the year.

Neo Faliro lies immediately east of Piraeus, on the bay at the western end of the Athens Riviera. The area is established residential with a park frontage rather than a beach strip.
Served by both the tram and Line 1 of the metro, with direct connections to Piraeus port and central Athens. The coastal avenue reaches Glyfada in around fifteen minutes outside peak hours.

The Contracting Party confirms that the property(ies) listed above were introduced and shown to them by AVLA REAL ESTATE GAYRİMENKUL A.Ş. (the "Agency") and that they had no prior knowledge of these properties from any other source. Any prior acquaintance or relationship of the Contracting Party with the owner, developer, or constructor of the listed properties does not constitute prior knowledge of the properties themselves and shall in no way affect or invalidate the Agency's rights under this Agreement, the decisive factor being the introduction of the specific properties by the Agency. (a) Service fee: if the Contracting Party, directly or indirectly, or through a spouse, relative, close associate, or any related person or legal entity, purchases or leases any of the listed properties through the mediation of the Agency, they shall pay the Agency the fee stated in the "Service fee" column, calculated on the final transaction price, automatically due and payable upon the signing of the final sale or lease agreement.
